Prices are for East London, Essex borders and nearby boroughs. Smaller jobs further out (Chelmsford, Southend, Harlow, Bishop's Stortford, Cambridge) carry a travel charge, shown before you book. Installations are priced the same wherever we travel.

Private landlords in England have several overlapping safety duties. The main ones are:

  • Gas safety: every gas appliance, fitting and flue you provide must be checked every 12 months by a Gas Safe registered engineer. Existing tenants get a copy of the record within 28 days, new tenants before they move in, and you keep records for at least two years.
  • Electrical safety: the installation must be inspected and tested at least every five years. Tenants get a copy of the EICR within 28 days, the council within 7 days if it asks, and any required remedial work must be done within 28 days or sooner.
  • Smoke and carbon monoxide alarms: a smoke alarm on every storey used as living accommodation, and a carbon monoxide alarm in any room with a fixed combustion appliance (other than a gas cooker). Alarms must be working on the first day of each tenancy.
  • HMOs: houses in multiple occupation carry extra management duties, including keeping fire alarms and equipment working, and larger ones need a licence from the council. See our fire safety services.

Why one contractor makes compliance easier

When the gas engineer, the electrician and the repair contractor are three different firms, jobs fall through the gaps, tenants get three sets of visits and certificates end up in different inboxes. We're Gas Safe registered, an NICEIC Approved Contractor and F-Gas certified, so one visit can cover the gas safety check, the EICR and the fixes that follow.

Every inspection comes with a clear written report. Where something needs putting right, you get a fixed price for the remedial work, and written confirmation once it's done.

Commercial compliance and maintenance

Businesses have their own obligations: safe electrical installations under the Electricity at Work Regulations, safe gas appliances, and F-Gas leak checks on larger air conditioning systems. Insurers and landlords often ask for evidence of all three.
