What an EICR checks

An EICR is a thorough inspection and test of the fixed electrical installation: everything from the consumer unit to the sockets, switches and light fittings. The inspector looks for damage, wear, overheating and anything that doesn't meet current safety standards. They then test the circuits to confirm the protective devices will operate as they should if a fault occurs.

Who needs an EICR?

• Private landlords in England: at least every five years, by law.
• HMO landlords: usually required by the licence as well.
• Home buyers: a sensible check before you commit, especially for older properties.
• Homeowners: recommended roughly every ten years.
• Businesses: periodic inspection helps you meet your duties under the Electricity at Work Regulations, and insurers often ask for it.

How long does it take?

A typical flat takes a few hours, and larger houses and commercial premises take longer. The time depends mainly on the number of circuits. The power will be off in stages during testing, and we'll need access to every room and to the consumer unit.

Like all EICRs, the inspection works within agreed limits. For example, we don't lift fixed floor coverings, and in larger installations a representative sample of accessories is inspected. Any limitations are written into the report.

After the inspection

You'll receive the full report by email, with a short summary of what matters. If the result is unsatisfactory, we'll give you a fixed price for the remedial work. Landlords must complete that work within 28 days, or sooner if the report says so. Once it's done, you get written confirmation to pass on to your tenants and, if required, the council.
