Combi, system or regular boiler?
The right boiler depends on how many bathrooms you have, how much space you have and your water pressure. Our boiler buying guide goes into more detail, but here's the short version:
Combi boiler
Best forFlats and homes with one bathroom
- Hot water on demand, straight from the mains
- No cylinder or loft tanks, so it saves space
- Flow drops if two showers run at once
System boiler
Best forHomes with two or more bathrooms
- Stored hot water for several taps at once
- Strong mains-pressure showers
- Needs a cupboard for the cylinder
Regular boiler
Best forOlder homes with low mains pressure
- Works with your existing tanks and cylinder
- Simple like-for-like replacement
- Tanks use loft space, and pressure is lower
Is it time to replace your boiler?
Boilers don't last forever. Replacement is usually worth considering when a boiler is around 12 to 15 years old, breaks down more than once a year, needs parts that are getting hard to find, or your gas bills keep climbing. Very old non-condensing boilers waste a large share of the gas they burn. A modern condensing boiler, correctly set up, is much more efficient.
If your boiler is younger but unreliable, a repair may be the better option. We'll tell you honestly which makes more sense.
What's included in a boiler installation
A proper installation is more than swapping one box for another. Every boiler we fit includes:
- Removal and responsible disposal of the old boiler
- Cleaning the heating system and adding inhibitor to protect it from corrosion
- A magnetic filter to catch sludge before it reaches the new boiler
- Heating controls that meet current Building Regulations
- Commissioning, a completed Benchmark checklist and registration of the manufacturer's warranty
- Notification to Building Control, after which you're sent a compliance certificate
Keep these documents safe. You'll need them to claim on the warranty and when you sell your home.
Keeping your heating safe
Have your boiler serviced every year. It keeps it running efficiently, catches problems early and is usually a condition of the manufacturer's warranty. Fit a carbon monoxide alarm in any room with a gas appliance. Carbon monoxide has no smell, and early symptoms such as headaches, dizziness and nausea are easy to mistake for flu.
Landlords must, by law, have every gas appliance, fitting and flue they provide checked every 12 months by a Gas Safe registered engineer, and keep the records for at least two years. See our landlord safety certificate guide.

Common questions
Do you install combi or system boilers?
Both, plus regular (heat-only) boilers. A combi suits most flats and smaller homes. Homes with several bathrooms often do better with a system boiler and cylinder. We'll recommend one after looking at your home.
How long does a boiler swap take?
A straight swap in the same position usually takes a day. Moving the boiler or converting from a tank-fed system takes longer, and we'll say how long in the quote.
What paperwork do I get?
A commissioning record, the manufacturer's warranty registration, and a Building Regulations compliance certificate, which is sent to you after we notify the work.
How often does a landlord need a gas safety check?
Every 12 months. Existing tenants need a copy within 28 days of the check, and new tenants need one before they move in.
I can smell gas. What should I do?
Don't call us first. Leave the property, don't use switches, and call the National Gas Emergency number on 0800 111 999 straight away.
Can you move my boiler to a different room?
Usually, yes. The flue position, gas supply and condensate drain all need planning, so we'll check these at survey and include them in your fixed price.
Do I need a new boiler if mine is still working?
Not necessarily. If it's reliable and serviced, keep it. If it's old, inefficient or breaking down regularly, replacement often pays for itself in fewer repairs and lower bills.
